How many cottages do you have and how many people can they accommodate?

We have eight traditional stone cottages that can accommodate between 1-6 people each, with a total site capacity of 27 guests. The breakdown includes one 6-person cottage, one 5-person cottage, two 4-person cottages, and four 2-person cottages. All cottages are converted from traditional farm buildings and retain their original Derbyshire character whilst providing modern amenities.

What time can I check in and check out?

Check-in is available from 4:00 PM until 11:00 PM on your arrival day. We kindly ask that you check out by 9:30 AM on your departure day. This allows us sufficient time to prepare the cottages for our next guests.

Do you accept dogs, and what facilities do you have for them?

Yes, we welcome well-behaved dogs over 9 months old. We charge £7 per dog per night. We have two dedicated dog paddocks, including a ‘Little Legs Dog Paddock’ for smaller dogs, plus a dog wash area. Each cottage has its own enclosed outdoor space, and there are numerous walking trails directly from your door. Please note that dogs must be non-reactive as you may encounter other dogs on site.

What facilities are included in the cottages?

Each cottage is fully self-contained with a fitted kitchen including a dishwasher and complete kitchenware. All cottages have Wi-Fi internet connection, their own enclosed outdoor seating area, and modern amenities while maintaining their traditional character. Bed linen and bath/kitchen towels are provided for all guests.

Is there a minimum stay requirement?

Yes, we require a minimum stay of two nights. We offer flexible arrival and departure days, meaning you can arrive on any day of the week that suits your schedule, subject to availability.

What communal facilities are available on site?

Our extensive communal facilities include a games room with pool table, table tennis, and table football, a bookable group dining area, laundry facilities, cycle storage, BBQ viewpoint area with seating for up to 24 people, and 20 acres of grounds to explore. We also have a guest garden and dedicated dog paddocks.

How far are you from Bakewell?

We’re located just 2 miles from the centre of Bakewell, making us perfectly positioned for exploring this beautiful market town. You can easily access Bakewell’s famous pudding shops, restaurants, and local amenities while enjoying our peaceful, rural setting.

Do you cater for group bookings?

Yes, we welcome group bookings of up to 27 people across our eight cottages. Groups can book our group dining area (£75 charge) which seats up to 24 people and includes a well-equipped kitchen. For groups booking the whole site, you’ll have exclusive use of all communal facilities. Please note that group bookings require a 40% deposit.

What payment methods do you accept and what is your deposit policy?

We accept Visa, Mastercard, and Bank Transfer. For standard bookings, we require a 25% deposit to secure your booking, with the balance due eight weeks before arrival. Group bookings require a 40% deposit. Different terms apply for bookings made within eight weeks of arrival.

Is there parking available?

Yes, we provide free on-site parking for all our guests. Our rural location means having your own transport is recommended, though we’re just two miles from Bakewell’s amenities.

What attractions are nearby?

We’re ideally located for exploring the Peak District’s main attractions. Chatsworth House, Haddon Hall, and Heights of Abraham are all a short drive away. The Monsal Trail, Tissington Trail, and High Peak Trail are nearby for cycling and walking. Several traditional villages including Monyash, Over Haddon, and Ashford-in-the-Water are accessible via footpaths from our door.

Do you provide facilities for cyclists?

Yes, we have a dedicated timber-clad cycle storage shelter with bike washing facilities, including water tap, hose, brushes, and cycle stands. Please bring your own bike lock. We’re conveniently located near several popular cycling trails, and cycle hire is available in the local area.

Are you family-friendly?

Absolutely! We welcome families of all ages and provide various facilities including a children’s corner in the games room with books, toys, and a reading area. We can provide high chairs, travel cots (excluding bedding), and plastic plates/cutlery upon request at no extra charge.

What’s your cancellation policy?

If we cancel your stay, you’ll receive a full refund. If you cancel, we’ll reimburse what we can resell, up to the value you’ve paid, less a £75 administration fee per cottage. We strongly recommend taking out travel insurance to cover any unforeseen circumstances.

Is Wi-Fi available?

Yes, all cottages have Wi-Fi access. While the signal is generally good for laptops and tablets throughout the cottages, some smaller devices might have limited connectivity in certain areas. The service is designed for general browsing and email rather than gaming or streaming.

Are the owners on-site?

Yes, Dan and Fay Opala live on-site and are usually available to assist guests during their stay. There’s a reception building with a bell connected to their phone system, so they’re easily contactable if needed while respecting guests’ privacy.

What’s special about your location?

We’re situated at approximately 1,100ft above sea level, offering spectacular views over Lathkill Dale and the Derbyshire countryside. Our 20-acre grounds provide peaceful surroundings while being just two miles from Bakewell. The elevated position offers stunning 360-degree views and direct access to numerous walking trails.

Do you provide any extra services?

We provide brochures, books, and board games in our leisure area. The laundry facilities (washing machine, tumble dryer, iron and clothes hangers) are free to use, and we have a communal freezer available for extra storage.

What measures do you take for the environment?

We actively work to increase biodiversity on our 20-acre site. This includes planting wildflowers, trees, and hedges, maintaining bird feeders, and creating habitats for local wildlife. You might spot various birds, including blue tits, goldfinches, and occasionally kestrels, plus hares and pheasants.

How accessible are the local walking trails?

There’s a footpath just 100 metres from our property connecting to various walking routes. You can walk directly to several villages including Monyash, Over Haddon, Sheldon, and Ashford-in-the-Water, with routes ranging from 2 to 9 miles. Our circular field walk offers an easy-going option within our grounds.
