Please note that once you have booked your stay, our agreement is a legal contract based on the following Terms and Conditions.
A booking is accepted when you receive written confirmation from us with a booking reference and the deposit has been paid. Please ensure the details are correct and advise us immediately if there are any errors.
To secure your booking we require a deposit of 20% with the balance payable 28 days before the start of your holiday. If booking within four weeks of arrival the whole cost is payable on booking (Note: this includes the 20% deposit and final payment). Please also see conditions for 'Multiple properties and holidays of more than two weeks duration'.
In the event of cancellation deposits are non-refundable. If you have to cancel less than four weeks prior to your holiday we will endeavour to re-let the cottage with a £20 cancellation fee to cover administration and re-advertising costs. Should we be unable to do so we reserve the right to charge you the full rental. We strongly recommend that you take out a cancellation insurance policy against this eventuality. All cancellations and amendments must be confirmed in writing either by email, fax or letter.
Your cottage will be available from 3.00 pm on the day of arrival. You may drive your car into the courtyard to ease the unloading of belongings after which the car should be parked in the car park. Please note that under some circumstances we can offer an 'early Check - in' facility (at an additional cost) which enables guests to check-in up to two hours prior to our standard check-in time.
Please vacate the cottage by 10:00am on the day of departure to allow us time to prepare it for the next guests. Please note that under some circumstances we can offer a 'Late Check-out' facility (at an additional cost) which enables guests to check-out up to two hours past our standard check-out time.
Bookings are only valid for those named at the time of booking and are not transferable or resalable.
The number of guests occupying the cottage overnight must not exceed the maximum occupancy stated for that cottage (please note that this number includes babies and small children). Although we are happy for friends and family to visit for short periods and in small numbers, we do not allow parties or family/friends to utilise our facilities etc which are strictly reserved for the use of our paying guests. We reserve the right to terminate the stay of any guest if these conditions are not observed.
In general we do not take bookings for multiple properties (booked individually or as a group) or holidays of more than two weeks. However, on the occasions where we agree to multiple properties or holidays longer than two weeks we require a 40% deposit at the time of booking with the final payment two months prior to arrival. In addition, where more than one cottage is booked we reserve the right to charge a returnable deposit/bond against any damage that may arise, and we ask that any items of furniture or equipment moved from one cottage to another are returned to their rightful place at the end of the holiday.Where we find that cottages have been booked by individuals but are in fact part of a group we reserve the right to terminate the stay of all guests concerned.
From time to time we offer our larger cottages sleeping four or five at a reduced price for two. This is a special offer and means the cottage can only be used for 2 people for the duration of the stay. If additional guests wish to stay for one or more nights (either booked in advance or at the time of the visit) then the entire length of the original booking shall be charged at the full rate for that cottage and time of year and shall be paid in full prior to the additional guests' stay.
We do not accept any responsibility for loss or damage to guests' personal effects or property whilst staying at Bolehill Farm. Please take care with your accommodation. You are responsible and liable for any breakages, damages or excessive cleaning which you cause to the accommodation or its contents. Please report these as soon as they occur. We do not normally charge for minor breakages, but we reserve the right to charge you for replacement, repair or making good if the damage or breakage is significant.
Please note that consequential costs may be incurred where it is not possible to repair or clean the cottage prior to the arrival of the next guest who subsequently demands compensation from us.
We reserve the right of reasonable access to the cottages at all times but where possible we would advise you in advance if access is required.
Whether you are taking a planned holiday or a last minute short break we want you to enjoy your stay with us. If there are any problems with the standard or level of service of your accommodation please come and talk to us at the time the problem occurs.
Please note that smoking of any kind is not allowed within the cottages (this includes e-cigarettes). We reserve the right to seek compensation (including consequential loss) for any damage and additional costs of cleaning (such as curtains etc) caused by a guest smoking within any of the cottages. Consequential costs may be incurred where it is not possible to remove the smell of smoke from a cottage prior to the arrival of the next guest who subsequently demands compensation from us. (Note - All cottages have convenient cigarette butt containers outside the cottage door.)
Due to the current unpredictability of utility costs we reserve the right to introduce a 'Fuel Surcharge' per cottage if our utility costs increase by more than 20% over the year period. The level of the 'Surcharge' will be at cost and only introduced if our costs increase by 20% over that of the previous November (date when original prices were set). Any existing bookings will be notified of the actual increase 28 days prior to arrival and will have a 'no cost' cancellation option (i.e. deposit will be returned). Anyone booking after a 'Surcharge' has been applied will be notified of the of the amount when booking and will be updated with the actual amount 28 days prior to arrival. 'No cost' cancellation will only be applicable in this instance if the Surcharge has increased over that at the time of the booking.
Our Terms and Conditions are subject to amendment, we therefore suggest that you print a copy for reference. If our terms and conditions change, and in the unlikely event that a dispute arises, we will honour the version that you produce to us.
The all inclusive costs are based on 'reasonable' usage of heating and electricity that conform to our environmental policy. All 'reasonable' use of Heating and Electricity is therefore included within the cost of your accommodation. In line with our environmental policy our computer systems monitor and record the usage of both heating and electricity and will at times attempt to regulate usage (summer and winter have different environmental policy settings – see following tables). We reserve the right to charge for 'unreasonable' usage. Charges will be made at the current oil and electricity prices plus a £10 administration fee. An example of 'unreasonable' would be where a guest has turned the heating up to a higher than programmed setting and then gone out for the day, or has the heating set to a higher than programmed setting throughout the night.
We appreciate that some people 'feel' the cold more than others and we do try to be as flexible as possible and accommodate everyone. However, with the current high cost of oil and electricity we are now forced into a position where we have to charge guests an additional 'fuel supplement' if they require the heating system set higher or 'On' for longer than is set by our environmental policy. If you do wish us to make adjustments to the heating please contact us to discuss costs.
Note - the Temperature shown on the Thermostat is the 'desired temperature' not the actual temperature. Sheepfold is generally set 3oC lower than shown above due to the location of the thermostat. The actual temperatures in the lounge etc are as above.

To enable you to access e-mails and browse the web at your convenience we have installed a 'free of charge' broadband internet service. This can be accessed in a number of ways:
Passwords and user ID's etc can be obtained from reception.
Before using the system there are a few points you need to be aware of:
We only offer this service on a 'reasonable effort' basis and can not guarantee that all devices will work with the network nor can we guarantee the level of availability, security or quality. It should be noted that although the signal strength is adequate in all cottages for laptops and tablets some smaller devices may find difficulty in connecting throughout the cottage.
The internet access we provide is primarily designed to enable our guests to access their e-mails and for general web browsing. The service is not suitable for gaming, Voice over IP (skype etc), video conferencing, TV broadcast downloads, large file downloads and any other network intensive services. We reserve the right to disconnect any guest from the network where attempts to use these services are causing disruption to the network. It should be noted that equipment has been installed that ensures that individual capacity is restricted and some of the above services may not work reliably.
We have been informed by our Internet Service Provider (ISP) that they monitor our inbound and outbound traffic and have automatic triggers on most known illegal sites. This is to protect themselves and us from any legal implications of users downloading illegal copyrighted material and accessing offensive websites etc. We, therefore, reserve the right to monitor all guest traffic and where necessary disconnect guests from the network.
Although we have taken efforts to secure our network with firewalls etc our network should not be treated as a secure network and your device is therefore potentially vulnerable. Please ensure that your devices' security settings are configured for use on a 'public' network.
Most ISPs will not allow their users to send mail from outside of the ISP's network (unless they have some means of authenticating where the e-mail has come from). This results in guests being unable to 'send' e-mails from their PCs using Outlook etc. The only alternative to this is to use the service providers Web-mail interface. For those of you already using this type of e-mail (hotmail, gmail etc) there should not be any problems.
When using the wi-fi service the guest agrees at all times to be bound by the following provisions:
